Successful operations optimization (right-sized G&A, shut down over- leveraged development pipeline, exited unsuccessful business lines, sold underperforming international properties, implemented dynamic pricing and staffing programs, etc.), balance sheet restructure, litigation settlement and re-acquisition of core best-in-class Sunrise Mansion Assets in U.K. and U.S.A.  Upon completion of successful turnaround and restructure helped sell the company to Welltower (“WELL” NYSE) and KKR (“KKR” NYSE). Stock price increased from $0.38/share to $14.50/share at sale.

Quality Care Properties ("QCP" NYSE) and HCR ManorCare:

Successful spinoff of the real estate assets of troubled operator HCR ManorCare from Healthpeak (“PEAK” NYSE) to QCP a newly formed publicly traded REIT, lease modifications, asset dispositions, operator improvements, financial restructure, voluntary bankruptcy of operator and prepackaged plan of reorganization. Upon completion of turnaround and reorganization, Mr. Neeb helped to succesfully sell  QCP to Welltower (“WELL” NYSE) and ProMedica.

GREG NEEB

A health care and real estate professional with over 30 years of experience in the industry, Greg Neeb is the founder of Neeb Management LLC and Neeb Investments, LLC .  He utilizes his gained experience to guide the firm and its clients while directing its investment decisions.

Mr. Neeb commenced his career as a certified public accountant with Kenneth Leventhal & Company serving a variety of real estate and financial institution clients.

Mr. Neeb spent 12 years as a senior officer of the Mills Corporation.  In his role as Chief Investment Officer and Executive Vice President, Mr. Neeb was responsible for growing the publicly traded REIT.  He successfully acquired 24 super-regional shopping malls, bringing the company’s total portfolio to 41 properties and 50 million square feet.  In 2007 Mr. Neeb was instrumental in selling Mills to Simon Property Group and Farallon Capital Management after a difficult earnings restatement and financial distress.

After Mills Corporation, Mr. Neeb served as Chief Investment and Administrative Officer for Sunrise Senior Living. He successfully helped right-size the company’s operations and restructure its balance sheet, helping to boost the share price from $0.38 to $14.50 per share.  He led the divestiture of 150 non-core assets, resulting in a core portfolio of approximately 300 Sunrise best in class facilities. After this successful turnaround Mr. Neeb was instrumental in selling Sunrise Senior Living to Health Care REIT and KKR in early 2013.

Following Sunrise, Mr. Neeb became the President and Chief Investment Officer of Quality Care Properties, Inc., directing the company’s investment, capital markets and restructuring. The company was sold to Welltower and ProMedica after a successful operations and financial restructure and prepackaged bankruptcy with its primary operator, HCR ManorCare. 

Mr. Neeb’s professional  affiliations include PREA, NAREIT, ICSC, and NIC. He also served as Executive Board Member of ASHA.

ANGELA NEEB

Angela is responsible for residential real estate for Neeb Management. She is licensed in DC, MD and VA with the Corey Burr Team of TTR Sotheby’s International Realty. She provides knowledge and service to/for our investments, partners, and clients on the east coast, primarily the Mid-Atlantic and Southeast.

Previously she worked in commercial real estate at the Mills Corporation and Penzance Management.  She is a graduate of George Mason University.

 

TRISTAN NEEB

Tristan is an advisor for the Neeb Management team. He has served many roles since joining in 2014, including financial analysis and property management.

Tristan currently works full-time as a Real Estate Fund Analyst at Citymark Capital. Tristan’s responsibilities include investor reporting, fund performance modeling and reporting, evaluating new investments, and underwriting. Prior to joining Citymark Capital, Tristan was a Finance Associate with Rockpoint Group LLC in Boston. Tristan served as a key team member in a range of portfolio activities, including reporting and analysis, analyzing actual and projected cashflows, and evaluating key performance metrics like IRR, MOIC, peak capital, and profit. Prior to that, Tristan worked as an Experienced Associate for BDO USA in the Valuation and Business Analytics Group. Tristan also worked as a full-time intern at both Eastdil Secured LLC and Sunrise Senior Living while attending college. Tristan is a graduate of the University of Michigan Stephen M. Ross School of Business.

 

JAKE NEEB

Jake is an advisor and former full-time financial analyst for Neeb Investments. Jake has served in this role since 2014. He has analyzed many retail and mixed-use transactions for the company, including a 6 Asset Regional Mall acquisition. Jake is a key contact with our lenders and advisors, assisting in the preparation of marketing documents and offering memos.

Jake currently serves as an analyst with the Debt and Equity Structured Finance Group of Newmark in New York.  Jake was formerly an Investment Analyst at Bonaventure, LLC, sourcing and underwriting acquisition opportunities. In 2020, Jake worked as an Analyst at Macquarie Capital Principal Finance in New York.  In the summer of 2019, Jake served as a financial analyst for Gator Investments of Miami Florida, primarily working on retail and apartment acquisition opportunities and property financings. He has also worked as a Research Intern at Geisinger Hospital (Danville, PA) helping to develop new imaging techniques for patients with heart disease. 

Jake is a graduate of Colby  College where he studied government, finance and economics while playing varsity golf.  Jake is a graduate of Lawrenceville School in New Jersey.
